Exterior work rarely fails because of the finish. It fails at the junctions — where two materials meet, where water is meant to leave, where something was fixed into a substrate that could not hold it. That is where the specification is worth paying for, and it is decided long before anyone chooses a colour.
What the Gulf does to an exterior, and what we do about it.
- Heat and movement
- Surface temperatures on a south-facing Abu Dhabi facade swing far beyond what a European detail assumes. Expansion joints, fixing centres and substrate compatibility are decided at drawing stage, because a render that cracks in its second summer was detailed wrong in its first week.
- UV and colour
- Ultraviolet exposure here fades pigments and embrittles polymers faster than most manufacturer warranties describe. We favour through-coloured, mineral and anodised finishes over applied colour wherever the design allows, and we say so before the palette is signed off rather than after.
- Salt and sand
- Coastal air corrodes standard fixings, and driven sand abrades soft coatings and glazing seals. Stainless and marine-grade fixings, sealed junctions and serviceable details are worth more on an exterior than any surface finish.
- Water, when it comes
- Rainfall is rare and then arrives all at once. Terraces, roofs and thresholds need falls, outlets and overflow routes sized for that reality — most exterior defects we are called to inspect are water finding a path nobody drew.

- What does exterior fit-out actually include?
- Everything on the outside of the building envelope that is built rather than planted: facade refurbishment, rendering and painting, external cladding and stone, pergolas and shade structures, terraces and decking, outdoor kitchens and built-in seating, decorative screens and metalwork, and the waterproofing, drainage falls and external lighting that make those last.
- How is exterior fit-out different from landscaping?
- Landscape is the ground and what grows in it — planting, irrigation, soft and hard landscaping. Exterior fit-out is the built fabric attached to or enclosing the building: its facade, its shading, its terraces and its outdoor rooms. Most villa projects need both, and at Eagle they are run on one programme so the paving level, the drainage and the lighting circuits are agreed once rather than twice.
- Can you work on an occupied villa or office?
- Yes. Exterior scopes are often the easier ones to phase around occupation, because the work is outside the envelope. The sequence is planned around access, noise windows and keeping entrances usable, and wet trades are grouped so the building is not disrupted twice for the same elevation.
- Which materials hold up in Abu Dhabi's climate?
- The ones that do not rely on an applied colour to look finished, and the fixings that do not corrode near the coast. We favour through-coloured, mineral and anodised finishes over painted surfaces where the design allows, marine-grade and stainless fixings, and details that can be serviced rather than only replaced. The specification matters most at junctions, which is where exterior work usually fails.
- What decides how long an exterior scope takes?
- The condition survey, more than the size. An elevation with sound substrate and no previous water ingress moves quickly; one with failed render, corroded fixings or an undrained terrace needs that resolved before any finish goes on. We survey first and price what is there, so the programme is built on the actual condition rather than on an assumption that gets revised mid-works.
